TERMS AND CONDITIONS OF OCCUPANCY

A. CHECK-IN

4:00 PM (EST) or later. Please plan your trip accordingly as keys cannot be released until check-in time. Your rental account must be paid in full before keys will be released to you. We will not issue any refunds for "no shows."

B. CHECK-OUT

11:00 AM (EST) or before. We will not issue refunds for early departure. Check-in and check-out times are strictly enforced. Please complete the following prior to check-out to avoid additional charges:

  1. Wash all dishes and put them away.
  2. Place trash in bags and carry outside to trash containers near the mailbox on Beach Trail.
  3. Return all furnishings to their original positions. A $200 charge applies if the picnic table (345 lbs) is not returned to its location.
  4. Turn off all lights and adjust thermostat to a reasonable temperature.
  5. Close and lock all windows and doors.
  6. Return all keys.

C. LATE ARRIVALS

If arriving after hours or on holidays, please contact us in advance to arrange for key pick-up.

D. EARLY CHECK-IN / LATE CHECK-OUT

Subject to availability and pending reservations. Please contact us in advance. An additional prorated charge plus sales tax will apply.

E. RATES & TAXES

The Rental Rate is $__________ per week, plus applicable fees and taxes.

F. RENTAL PAYMENT

  • Advance Payment: 50% of total (including fees/tax) is due within 3 days of booking.
  • Final Payment: Remaining 50% is due 60 days prior to arrival.
  • Last Minute: If booking within 60 days, total payment is due immediately.
  • Payment Methods: Personal checks are only accepted if received 30 days prior to arrival. Otherwise, payment must be cash, credit card, cashier’s check, or money order.

G. CLEANING FEE

A departure-cleaning fee of $125 is charged. We reserve the right to deduct additional costs from your security deposit for excessive cleaning.

H. SECURITY/DAMAGE DEPOSIT

A refundable deposit of $375 is required (held in a non-interest bearing account). Allow up to 30 days for return. You assume full responsibility for missing or damaged items beyond normal wear and tear.

I. CANCELLATIONS

  • $300 cancellation fee applies to all refunds.
  • No refunds for cancellations within 60 days of arrival unless the unit is re-rented for the same period.

J. OCCUPANCY/USE

Rental is restricted to residential use for a maximum of __________ persons. Exceeding this limit or hosting unauthorized gatherings will result in immediate vacancy and forfeiture of payments.

K. SPECIAL EVENTS

Written consent is required. A $300 special event fee and an additional $125 refundable deposit apply.

  • Decorations: No nails in the building.
  • Heaters: Outdoor space heaters are expressly prohibited.

L. EQUIPMENT RENTAL

You assume responsibility for all rented equipment.

M. LINENS

The unit is equipped with linens for your convenience.

N. PETS

NO PETS ALLOWED. Evidence of pets results in deposit forfeiture and additional cleaning/pest control charges.

O. NON-SMOKING UNIT

Smoking is prohibited inside. Evidence of smoking or improper disposal of butts outside results in deposit forfeiture.

P. HURRICANE EVACUATIONS

No refunds for inclement weather. We highly recommend purchasing independent travel insurance.

Q. HOUSEKEEPING & MAINTENANCE

Report problems immediately. No refunds for power outages or mechanical failure of appliances. Repairs will be made as soon as possible.

R. COMMUNITY ASSOCIATIONS

Guests must abide by all community rules and regulations.

S. UNITS FOR SALE

We reserve the right to show the unit if it is for sale, with as much advance notice as possible.

T. TELEPHONE

Unlimited calls within the U.S. and Canada. No other international calls permitted.

U. EMERGENCY SERVICE

  • Medical/Police: Dial 911.
  • Property Emergency: Call (727) 403-9379.

V. KEYS/LOCKOUT

  • Lockout charge: $25.
  • Lost key fee: $20 per key.

W. PERSONAL ITEMS

We are not responsible for left items. Shipping/handling costs for returned items will be deducted from the security deposit.

X. SUPPLIES

Includes digital cable, HBO/Cinemax, linens, kitchenware, and detergents. Extended toiletries are not included.

Y. DISCLOSURES & LEGAL

  1. Marketing accuracy is not guaranteed; data subject to change.
  2. Personnel may access the unit for management purposes.
  3. No refunds for nearby construction.
  4. Turtle Season (May 1 – Oct 31): No artificial lights may illuminate nesting areas.
  5. FL Sundowner, LLC is not liable for accidents, injury, theft, or vandalism.
  6. Jurisdiction: Governed by Florida law; venue in Pinellas County. Prevailing party is entitled to attorney's fees.
